Spacious and stylishly equipped with a large lounge and outdoor spaces, the house sleeps 8/9 in 4/5 bedrooms.
The property includes two bathrooms, one shower room, a heated swimming pool, and pool house with shower, all are exquisitely finished.
The central feature of the house is the magnificent oak stairway which connects the main entrance to the living space on the lower level.
The lower level has a huge open plan lounge and kitchen. The lounge has two very large leather sofas and lots of chairs meaning you can comfortably fit a party of 10 in the living room around the fire. The downstairs area works as a wonderful living space with three sets of French windows, two looking out onto the garden and one looking over the winter garden.

The lower ground floor has a large open plan kitchen and dining area. This expansive space boasts some beautiful architecture with large stone built pillars and brick arches separating the kitchen from the living room.
Bedroom 1 is the master suite and boasts a double king-size bed as well as its own large walk in wardrobe and ensuite bathroom. The ensuite has a roll top bath and luxury walk in rain shower. If needed, there is plenty of room for a cot. All bedrooms look out onto the lower garden where you can glimpse the river Aveyron through the trees.
Bedroom 2 features two 3ft zip and link beds which can be zipped together to form a double. The bedroom has its own bathroom on the opposite side of the corridor. The shower room features 'his and hers' basins, a walk in shower and a toilet.
The third bedroom has a large king size double bed and an adjoining door to a small single bedroom. The additional bedroom can be used as a nursery, a bedroom for a child or as a private dressing room. Across the corridor there is another bathroom featuring a roll top bath and luxury shower. The room has lots of wardrobe space and overlooks the lower garden.
The lower ground floor houses a handy utility space with washing machine, deep sink and a fridge-freezer. There is also a WC.
The old wine press has been salvaged and has pride of place in the winter garden. There is a large covered extension which houses the old winery and outdoor furniture. This space is great for BBQ’s in the early and late season.
The lower garden to the front of Sans Façon is grassed with boundary planting and pathways to the log store and the river. The garden is fully enclosed by stone walls and is safe for young children and toddlers. The outdoor space contains a dining table and table tennis as well as a boule court. A movable BBQ is stored in the log store and can be wheeled to the winter garden if desired. The lower garden extends to the rear of the house and provides additional outdoor relaxation space.
The swimming pool has a depth of 1.2m and stays warm from mid-May to the end of September. There is a safety cover and alarm provided which should always be used when the pool is not in use. You can access the pool directly from the house or from the garden. Children are the responsibility of the parents and should be supervised at all times whilst using the pool.
The pool house with wet room provides a shaded area during the hot summer months. It also provides a great outdoor area for BBQ’s and dining alfresco.
